You could also consider doing some value-add projects (if you have time/know how) to build even more equity if your specific neighborhood supports higher values for the improvements.You said that you like the idea of owning multiple investments and having the option to sell some down the road.Is it an option for you to stay where you're at and simply build a portfolio of other rentals in the area?

@Michelle Hardy Just adding, check your local city too for their requirements, many have specific requirements that the state may not have.Here in VT in the towns my properties are in, there is not a requirement to keep them separate or pay interest.

The original goal, rightly or wrongly, was to maximize rentable units, so we rebuilt the main house from the foundation up into a 3 bed 2 Bath 1,600 sq foot main house, and added a 600 sq ft 1 Bed 1 Bath JADU, along with a 1,200 sq ft 3 Bed 3 Bath ADU.
