It seems like the only options are either out of province or across the border.Here are some of my thoughts: Washington/ Oregon states are still accessible by car once the border opens back up, prices look workable, but definitely raises challenges in financing and taxation, as well as poses exchange rate risks; out of province - the closest would be AB and that's further than a weekend quick trip, while any other provinces would definitely require flying which I would much rather avoid (husband is extremely afraid of flying lol).Care to provide some insight if you have experience investing out of province or across the border?

I'm currently limited by HOA to no STR and leases of at least 90 days or more for the property that I'd contemplate selling as part of a 1031.My other ATX property is downtown and has a 30 day min lease period - which is very workable

No matter what though, it's still closer to a workable deal that what I've seen in those I've run in my back yard here (again, newbie so take that with a grain of salt).

@Wessley Grassi your potential seller is going to run into some complications while trying to do a 1031 exchange with owner carry financing (ultimately that is their concern, but important to know if you're trying to bring them a workable solution).
