I would check on this website on the find an agent feature or search Zillow for teams/agents in your area doing 25 or more deals a year.

True, I am 100% with you on that.The point here is, when you analyze, you do based on what you know now (what is known as a fact today) and on what is highly likely to happened (again from today) and to accept the fact that things might change tommrow.Life happened every day, that’s why  we need to stay firm with our direction but flexible with our approach.having lived through the HORRORS of those years fully engrossed in the industry almost nationwide... it was regional on who did well and who had troubles.. no question well positioned landlords in Portland for instance no issue.. 

However, while anyone who purchased in 2022 should expect a loss, that doesn't mean everyone is going to/ able to  accept one until the house has sat on the market for a while - probably different at your price point - ie more expendable $; able to absorb a loss.

@Michael Lyons @Sara Finley I have to agree with Sara here, because all of the really good schools are getting so many applications these days they aren't accepting out of geography applications.

Would be nice use it as template of what’s acceptable in the court of law
