Can anyone quickly share a math model of a the depreciation recapture scenario below?

The key is to understand how to underwrite a syndication structured deal.GP/LP splits, acquisition fees, asset management fees, refi/sale periods..among many other things that vary when underwriting a syndication deal vs traditional purchase.Happy to share my model for underwriting these deals if you want to shoot me a DM.

They do kind of the same model. 

For example, if an investor wants to rehab a house and net at least $18,000 after accounting for factors such as holding costs, closing costs, and real estate agent commissions, other models are a viable alternative to the 70% “rule.”Is the 70% Rule a Good Guideline?

I'm willing to seller finance 3 former model homes, with clean titles, no structural issues, turnkey investments that are fully paid for, in a sought after area. 

While introducing our business model to the members on the table, a very established broker was shocked what we were doing (assignment of contract).

That is a very poor business model.

Looking to link up with a few people to chat systems, whats working / whats not, planning for future business model changes etc.

I'm sure we could refine your model even more but that's what I saw after looking at your model for two seconds.
