Who is responsible for cleaning the construction site and keeping public walk ways free and clear of construction debris since you are in CA without the ability to monitor the site?

Having 4 kids moving property to property was not always a walk in the park for us.  

That’s the first thing that comes to my mind - sell it and walk away.

If there’s no appreciation you walk away.

I'd thought about offering 145k and allowing my agent to take a 3% comission ($4,200), use the $800 on any inspection/closing costs, and the seller walks away with 140k.

This idea of FIRE in your 20s (dare I say 30s and even 40s) makes zero sense - the idea is propagated by what we see on social media (Some 26 year old walking by his G-Wagon and sipping martinis on the beach 300 days out of the year talking about his billions in RE).

The next neighborhood over (literally across the street) is pretty nice, but falls in a different township that has higher property tax, and then the next neighborhood (about a 4 min drive and 15 minute walk) is much lower end, and while fine class C-ish area, you can't push rents much, and the village has its own income tax, so you will pay 2% of your net to the village...But back to first comment: take 4-5 days and travel to each.  

But I’m not insensitive to the security issue: I wouldn’t want unvetted, unaccompanied strangers walking through my home.
