I find that these agreements spell out duties and responsibilities without relinquishing any security for the investor and they can spell out any number of options when things go wrong.

The only exception to this that I know of is once a property is under contract we as agents still have the duty to present an offer UNLESS it is written into the listing contract that the seller doesn’t want to see any other offers once the property is under contract.

I declined and suggested they move forward with the bid they felt most comfortable with at their own expense but they then seemed to threaten legal action in a veiled manner citing their understanding of Minnesota state law which they feel puts the duty for pest removal on the landlord.
