sounds like land value only minus cost to demo it.so look at raw land comps and then back out demo and your profit.NO one is going to pay that kind of money for an old MH.its only going to sell if the land is worth it minus demo.plus a buyer would have a heck of time financing it.In my experience the person who buys this will buy it from her Heirs.

The condition of these properties are not good at all... 1 needs to be demo basically 1 needs a full rehab 1 is a vacant lot and the other 2 are 4/10 condition.

Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!

Retail use or office buildings are $1M+, but I'm not a developer at all.In my mind, considering a property is already present (and might involve demo to upgrade the overall property), what's the best way to analyze this property.
