Outside of all the mistakes I made, which are clearly vast, what would one of you seasoned investors say I should do at this point?

With decades of experience I can say the vast majority of "cash-cow" properties I, my clients, associates and friends have had started off with minimal to near 0 cash-flow.

For the vast majority of rental property investors who want a streamlined borrowing experience with a high degree of certainty that their loan will be funded on an accelerated timeline, DSCR loans are strongly preferred as long as property and borrower guidelines are met.

Finally, while on rare occasions real property does change hands a an extreme discount to market value, in the vast majority of the time a buyer, especially one without much experience thinks they’ve stump;ed across the “deal of the century”, they’ve mispriced the actual value because of something not readily apparent hasn’t been considered.  

The printing could be a neighbor thing, tell her she can print at the library or staples, OR it could have been a message from her that she thinks this place should have a printer. some people are that way. 

With the vastness of the program it is difficult to know and learn everything about the software.

The vast majority of lawsuits against Landlords are for wrongful eviction, security deposit disputes, and Fair Housing Violations.

I'm guessing the vast majority will not. 

I'm not saying a great PM will outperform every owner/operator, but from what I've seen they out perform the vast majority in my market.Don't get me wrong, there are plenty of terrible PMs out there as well.

There will be big pressure on rents over the next year or two in Austin area due to the vast number of apartments coming online.
