I also see where I can set a minimum stay for seasonal or event pricing, but not just for the weekends separate from those features.I am also interested in the features @John Underwood mentioned.95% of my traffic comes from Airbnb.

The Health District in my view is bounded by:I-95 to the EastDolphin Expressway to the SouthNW 14th Ave to the WestNW 20th St to the NorthProperties within these boundaries are limited/rare, so while the above is the 'actual area' I also mean the surrounding neighborhoods and streets.The area doesn't have the best reputation in terms of safety (Though there are definitely rougher areas in the city), but it does seem like it a solid rental market - with plenty of jobs nearby.It is also fairly close (Depending on traffic) to Wynwood, Downtown, and Little Havana/stadium(s) and the airport.  

If I own the pharmacy, I have:Rent - a premium, high-rent payer,Credit – tenant has great credit,Building - vertical improvements in the form of the building,Site Improvements - in the form of a parking lot, curbing, storm controls, etc,Zoning – I own real estate zoned for a broad variety of commercial uses, andReal Estate - I have a great piece of underlying ground on the hard corner of a signalized intersection with the highest traffic counts in the area.There is a market for this type of product.

You need to take any list price with a grain of salt, it is just meant to drive traffic.

I get a lot more traffic off of these now than any other form of advertising, even the newspaper.

-I constructed my team to consist of the cream of the crop Property Management Team in Dallas, a partner that owns and operates 200M in Real Estate, and I moved to the city that I invest so that I can submerge myself in the market... super check.I don't think that the credibility and experience I've amassed is anything special, but I do think that it sufficient enough to entice warm traffic for a conversation about investing with us..By warm traffic I mean family and friends who have consistently asked that I let them know when I get a deal that they'd be able to participate in (and my goodness what a deal this is). 

I don't ever remember looking for a house and filtering it by heating type, so it probably will not affect your buyer traffic either way.If all the other homes in the area have the same gas boiler heating system then I would leave it alone.  

The area isn't the most prized, but there is a lot of traffic which is good for the business. 

If you don't get the traffic/interest you need, then you might list with a realtor..  

Something that will hold up to heavy traffic and even spills.
