I did it as a very experienced GC and still lost money one time.If you still want to start off flipping, then go with an easy one.....just needs flooring /paint/appliances/toilets/etc......

I know the builders are offering more incentives to buyers, but does new construction typically pan out well as investment properties?  

And while you are building one, and there are ways to utilize a reverse 1031 for that- you already own the land so I don't think it'll pan out. 

I never hear complaints, or have toilets to unplug, snakes to remove or ants to kill.I've put together a spreadsheet that shows how all of this works.

Years ago we had some non heat resistant quartz and when people put hot pans on it, it left rings.3 - Hotel Linens - Plenty of providers out there for this. 

I am betting there will be a flurry of fee models of every type, shape and kind, and 95% will be flash in the pan's fast to failure. 

New LVP flooring upstairs to replace all the carpet, new cabinets and countertops in the 2.5 bathrooms, new fiberglass shower in the guest bathroom, new walk in shower (tiled) in the master bathroom, next lights/sinks/faucets/toilets/etc in all bathrooms, new paint on kitchen cabinets, new pulls on kitchen cabinets, new ceiling fans throughout, and fresh paint throughout.

You hear the stories of cement in the toilets and holes in every wall simply because those are the outliers.  

If you pick a bad tenant in any state, it's going to be a pain to evict them and when you do, they can always put rocks down your toilet or cement.

Not that you're not a nice person, but I don't know which mood you'll be in as we go through the tedious realty of tenants and toilets.
