@Sridhar Ramakrishnan, 18 years of appreciation and depreciation recapture is a bitter pill to swallow just to transition into defensive investments like munis. 

Assuming you don't have $2K+ in damages to repair, it's a bitter pill to swallow - but I say move on.

It's a cesspool of misinformation, filled with Nigerian benefactors who owe want to give you millions of dollars, and magic pills from China that will enhance your genitalia.  

Sorry for the long answer but there is no magic pill and usually if it looks too good to be true it is.

While there are pills these days to boost Intelligence it is unlikely that the two lads could raise theirs to the mean.

Seems like it could be an easier pill to swallow on both sides to propose credits rather than putting down a straight up 'firm and final,' but let me know what I'm missing.

I won't be surprised if the people running to his aid look like little yellow pills and wear overalls with goggles.What's awesome about this is that this is the most Chris has ever said anything to me, too bad it took going to a forum.The reason there are so many "new" one post Chris McClatchey disciples (plus Chris) that just happened to be online perusing Bigger Pockets on a Sunday morning is because I telegraphed to Chris that I was going to post to this forum.  

Experience is also a huge help.I don't think I've left very many secrets in this reply and I don't think there is any magic pill.

That might be the going rate, but still a tough pill to swallow considering it might last 1-2 tenants.
