I then repaired the sheet rock, texture and painting of the ceiling myself. 

There the strategy is to get basic houses out near the big industrial plants and rent them. 

@Jeff DufordNo most tenants can barely dress themselves .I’ve toured some apartments before where the tenant not only dId a terrIble sloppy job but ruined laminate floor because they wouldn’t use the drop cloth and the paint got down in the flooring textured pattern on the planks .

Unless you are trying to plant a seed and down the road make them investor a whole lot more of the pie then this deal. 

However about 15 mins away we have that massive power plant under construction in Lordstown so I’m wondering if that will draw more people into the surrounding areas and help me out.

From my agricultural roots, I think of planting seeds and eating the resulting vegetables and fruits (or killing and eating the animals that eat the vegetables and fruits).

You're in a big enough city to find the right guy.A lot of these textured ceilings were put to keep the finishing on a ceiling to a minimum.
