This terrifies me. 

More than anything I'm looking to know if I'm wasting my time in Oregon.The thought of long distance investing terrifies me.  

I love the idea of buying rental properties in a more landlord-friendly area, but the idea of managing a rental property from afar is terrifying.

I've never worked with a property manager and quite frankly a little terrified of the thought of a total stranger managing a home.

My taxable amount would be 125K from appreciation, plus depreciation recapture of another ~60K on this property so this would force me to either pay a LOT of taxes or do a 1031 exchange which is a world I know nothing about and is frankly terrifying. 

You should be terrified of putting your money into this purely speculative bet!

Iguess I am just terrified of buying a house and losing a lot of money andultimately failing at this business.

Not only I’m a scared they will destroy the property further... but I’m terrified someone will burn the house down and get hurt!?

There's nut cases everywhere but the typical person being evicted isn't going to go on a shooting rampage and burn the place down.

The more I hear/read/talk about this endeavor, the more exciting and terrifying it becomes.
