@Ali Boone Yea its a little cold, -3 (26F) but can't really complain as we get no where near the temps as eastern canada.

I've always cut the heat off too but with an upcoming vacancy and the 8 degree weather we're having, I've considered keeping the thermostat set to a temp just to make sure the pipes don't freeze.

Temp at 450 with the door open all day long.

If tenant pays heat, tenant is welcome to set the thermostat to whatever temp they desire.What's your local law say?

That older building likely does not have individual shut off valves and turning off the water at the street will shut off the water to your only tenant.With the temps we just had and the duration of those temps I bet you will have one or two (I am up to six so far) that bust.

I had 2 pipes go in 2 different units the past 2 weeks with temps dropping below 0.

The tenant was able to manipulate the system and stay in the home for months.I was just wondering has anyone ever had a tenant from hell with a lease option?

This will be the tough part because he is manipulative and bossy and thinks he has a bunch of valid complaints (which he doesnt), hence why I want a lawyer to review everything so that I have some ammo to get him out sooner.
