This is a very technical situation and Chris is right you need to speak to an attorney familiar with AL tax sale.  

You can expect more wear and tear and they may want to make modifications depending on type of group home (idependent, fully staffed, occupancy, etc).

Regarding youtube videos, I would say Phil Pustejovsky technically has more real estate specific knowledge he is giving away for free online than Kris does.

The biggest advantage is I could still refinance since it was technically owner occupied.In terms of privacy, it depends on how the loft is laid out.
