@Riley Schaefer, would you be willing to elaborate a little on your experience on how you went about growing your portfolio through RentToRetirement - what that blueprint looked like early on and how it succeeded? 

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

In my experience, Banks make it really difficult to obtain a mortgage and I have never been able to succeed in obtaining a loan with them for investment purposes simply because they require a certain amount of DTI ratios.

Specifically with Sub2, they might simply be cautioning that it's unlikely to succeed because the bank needs to also agree.

Furthermore, I have actively been researching and there is an ongoing housing shortage in the New Haven area, a consistent population growth, great property price to rent ratio, some new construction projects in the nearby area of the property and that it takes a certain type of person with great patience and “people” skills to succeed in these type of neighborhoods.

Can you sponsor other agents and receive compensation when they succeed?

If we’re not happy, they don’t succeed.

For us success is not our Net Worth growing but our projects succeeding.  

I like to see people succeed. 

They know to trust me and that I have their best interest in mind (because I do and if they succeed they will sell, buy more etc) but yes plenty out there just tell their FHA buyer to pay 70k over asking, waive everything and then get a check and don't really care if they cannot afford the mortgage or overpaid.
