This is one we inherited (my stunned wife in pic) & they always paid on time even after we initially raised the rent $100/month.

Being a person that lives off the 15 in Scripps/Poway, it is easy to be envy the entertainment, shopping, dining and access to public transportation. 5 or 10 years I won’t have thought that.I’ve heard that mall renovations, trolley construction and the apartment construction has created noise, soot and dust.

A/C: I added a minisplit into the main living spaces (kitchen, living and dining).

It is a visually stunning space with great light and old school character. 

We were being wined and dined, driven around and shown homes that to an Aussie or a kiwi would be worth 250K to 750K in our markets and being told we could supply them to our clients for 45K or 60K or whatever. 

Opinions on how I get the ARV and whether I should do a serious high-end rehab (getting rid of an office moving the bathroom to where the office was so I can expand the very cramped kitchen/ dining room so they can be two separate spaces and then finishing the two rooms upstairs which are currently wood paneling.)

So today me and my maintenance guy come over to cut the grass and change out the thermostat and to our surprise there's all this water on the new vinyl plank flooring in the dining room.

There is no place for a third room short of closing off the living room, or dining room. 

So I decided to build an addition to enclose that into the main space making it the new dining room allowing me to expand the kitchen 2X. 

And please don't ever forget for a minute that all of those great views, exciting activities, and stunning houses and neighbors are not what your children will remember.
