Studying for and receiving the CCIM designation will be a solid plus.  

Financing is definitely an area that I will need more study.

When I had a secondary structure demolished a few years ago, I did discover the lot was zoned that I could rebuild another multi-family building on the lot if I wanted to.

We have seen properties for as low as $100k benefit from engineered cost segregation studies. 

If you study the economics of this industry, you'll see that it's very much like a sports team.  1% makes most of the money, then a small 2nd tier of agents do some transactions and a majority of the rest do nothing.
