Most new home communities do not allow rentals and have pretty strict guidelines for this now in DFW. 

Newton is one of the hottest area with top schools and strict zoning laws so it's rather worse...I would say Waltham and Burlington are the only areas that are less negative cash flow

Rather find a partner who will contribute same as you and you hire a GC strictly to perform the work.

I've worked in insurance for over 20 years and I've never see it be this hard to get routine coverages.
