Hey @Isadore NelsonNYC’s tenant protection laws are strict, especially with rent-stabilized units and longer eviction timelines, so it’s essential to go in fully informed.

The requirement is that the house meet habitability standards, and building code standards say a house must be pest free to be habitable.

My property is in the Homewood/Vestavia area...35216 area code. 

I haven't looked into the area codes and what those area's are like but it doesn't seem any direct information on where this company invests is in this thread so maybe someone else can take it further. 

My tenant ultimately rehomed their cats (which had been indoor/outdoor despite my policy that all cats are strictly indoor) because they found them to be too much responsibility for their current situation which made me sad.

I was firmly denied and told, "we strictly do not allow short-term rentals, subletting, or anything similar".

My friend said his client nearly bailed when she found unexpected wiring issues behind the kitchen walls..apparantly the seller hadn’t touched that electrical since the Reagan era..but with a patient electrician who understood the local code and a carpenter who improvised a shelving trick in the diningrom, they ended up selling above asking.Flipping and building can get tricky, especially once you start thinking bigger.

I could also argue that building costs and building codes change over time.

We had enough rich friends hear what we were doing; it felt like we cracked a code - a vacation property that made money.
