OR because it’s really getting priced out of feasibility for investing in on market deals, and the off market deals are going straight to the hedge funds… it’s a fantastic city though.

Its takes days to get a email returned (if it gets returned at all) I call and leave voicemails and dont get any returned calls, my borrowers have reported to me that they cannot ever get straight answers or solutions, It takes 30 to 45 days to receive my money.

They seem straight forward which I liked.

Other options would include tapping into the equity of the current property through a heloc or cash out refi to fund the next purchase, or be able to put 20% down for a straight investment property or using private money.

Of course there is the rabbit hole of owner carry options too, but the above is the most straight forward option.
