This is all good advice, but one thing to note, just because you're not in a city doesn't mean you won't have to do concrete roads and/or a Cul-De-Sac, utilities and things like that.

I have not purchased property via their platform but I'd also note it's few and far between to try to find any deals that pencil in the current environment. 4-5 years ago one could find good cash flow with SFR properties.

Your PSF will be much lower than it would be adding one small unit per lot.One thing to note is more than 4 units or more than one ADU changes the financing that is available.
