If your tenants are spectacular and you wish to keep them, might you consider a gradual increase over a period of 3-4 years.

With a value of 60K and rent at $600 the numbers are not spectacular.

The cashflow isn't spectacular, but if you are budgeting $210/month towards reserves and still coming out with $100/month cashflow it may work for you. 

I have property up in the East Bay for long-term holds, and just about have my w2 income replaced (although my w2 is not spectacular!)

It really is not the best area, and the quality of the tenant are not spectacular either. 

After posting a few CL ads responding to some on other websites and via recommendations I found a great real estate attorney that is very affordable and although she doesn't handle any closings she has done some spectacular work on my behalf.

This place is a spectacular onslaught of information:)  Saying that, there is one thing I feel I need to say.  

However, in the current market, don't hold your breath for anything spectacular coming to you that way.Tax and probate rolls won't be publicly available to you.
