This normally would not be an issue but the cost of the water/sewer is extremely high in this area and specifically because the meter is a one inch, the costs are much higher than a normal 3/4 inch on a non-duplex. 

In this arrangement, the buyer signs a contract where one of the clauses specifically says that he assumes responsibility for the loan which remains under the seller's name.

I've got a good amount of deals I could probably send him to get the 10k each, assuming they fit his criteria, they don't fit mine.

In terms of renovations it really doesn't matter much from a tax perspective.The bigger question is what are your specific investment goals?

I believe it's only the right move in specific scenarios. 

That's actually the property ID, it works similarly to an MLS ID but is specific to Redfin to keep track of the properties uniquely.

Without knowing all of your specifics, I'd say that it's only worth holding on to if you can reasonably expect to have some really good appreciation in the near future (like 5 yrs)....Or, in the case where it would run well as a vacation rental, you could switch the usage, maybe?
