They have claimed their thermostat changes temperature (ex. they set it at 72 before bed and wake up and it's 65 degrees in the morning.) 

And like I said, we are in a 3 bed, renting out 2, and doing fine.

While Section 8 has caps on what they pay for, say, a 2 bed, it does not mean you will be to get that.

It is a 100 year old purpose built apartment building which was considered high end in the early 1900s, with butlers' quarters in the basement of the building, and each apartment boasting 1400 sq ft / 2 beds / 1.5 baths and maids' quarters in the back.  

People are going to focus on the number of beds and baths and price when looking at the ad (and photos) and the layout when they come to view it.
