Just bought a duplex and updating one of the units that previously had a heavy smoker.

There's lots of legal reasons you can reject someone - they're obnoxious, rude, pushy, a smoker, associate with drug dealers, etc.

Then you get a foreign trust account with a bridge trust and when the trigger is engaged by a pre-established threat then the domestic trust moves all assets into the Cook island trust which does not recognize US courts or judgments.

Residentshall be responsible, at Resident’s expense, for hauling to the dump those items too large to fit in the trash containers.Resident shall not dispose of any flammable liquids, rags or other items soaked with flammable liquids or any otherhazardous material in trash containers or bins;(b) to properly use and operate all electrical, gas and plumbing fixtures and keep them as clean and sanitary as theircondition permits;(c) to keep the premises and furniture, furnishings and appliances, and fixtures, which are rented for Resident’s exclusiveuse, in good order and condition; that all rooms on the premises and all appliances and fixtures on the premises must beable to be used for their intended purpose(s);(d) not to willfully or wantonly destroy, deface, damage, impair or remove any part of the structure or dwelling unit or thefacilities, equipment, or appurtenances thereto or to permit any person on the premises, to do any such thing;(e) to occupy the premises as a residence, utilizing portions thereof for living, sleeping, cooking or dining purposes only whichwere respectively designed or intended to be used for such purposes.

Applicant must be a non-smoker.

The goal should be to have insurance and as much as you can get (even an umbrella policy), AND establish an LLC that works with a Asset Management Liability Company, that then works with a Domestic Trust and once you have about 500k-1.5M in assets a Foreign Cook Trust that can be used if an event tiggers the foreign trust.

In cook county, it’s $52 to record the deed and about 80 bucks to record a mortgage, which will really just depends on the number of pages being recorded.

It is a little tongue in cheek but I like it:"If you are cooking eggs and bacon, the hen is interested but the pig is committed" The point the book was making and I believe you are making is the same-you have to be the pig in business if you want to succeed (maybe just not to the point of having to sacrifice you life for it).
