I know it is annoying when some guests do a bit of damage or make a mess.We had some guests break a window, break the futon, break a handrail bracket, cigarette butts on the deck (we have a strict no smoking anywhere on the property), leaving garbage here and there, not cleaning up after their dogs....All I do is fix the problem and charge the guests for the damage.

Ask what the reference's name is, how the reference knows them, and then ask open-ended questions to verify application details (how much is rent, how many people are living there, how much do they earn, what are their smoking habits, address, work performance, etc.).

@David VaughnIn general I agree with what you have said however I have had this happen......house sitting for 6 mo, make an offer at asking, be told there is a new interested party, not adjust my offer because I think they are blowing smoke, loose the deal because there was another offer.I think it is common place for agents or wholesalers to re engage tire kickers when they get an offer.At the end of the day I tend to offer what I am willing to pay no more no less.
