Also, without even looking at the plans a 7 unit building will likely have flawed floor plans and/ or an inefficient layout unless its an irregular site.

You can usually find some events by doing a simple google search.

But I generally don't find that clients need to spend that much money on the process when some simple coaching can make them comfortable in their search.

It’s not the most simple task unfortunately - definitely requires some technical skill.

They simple do not appreciate like the A/B class, that's just reality. 

Things they did bad which I wish I had asked more information about:Never involved in the screening of tenantsThey recommended keys for cash by waiving the rent amount buy only collecting fees which they would get not meThe cost to evict is 750-950 yet other companies told me they will include eviction in the priceThe tenant didnt pay in full last month and I was the one calling out to them and asking questions then a few days later I get an email saying something happened with the tenant and they are investigating.You get passed from person to person every week or so.No one told me when the construction was complete and so the house was ready for a week and the post to zillow and other sites was not done.It took them another week to take pictures and then another week to upload it.I was paying 200 dollar a month electric bills while the house was vacant because they left the AC running in the empty property.

GC in my area cost 10% of the total and I would say that is worth it for what they provide, but if you have the knowledge and willingness to be on the phone with subs (and spend a lot of time on site) you could save that by DIYing it.

I would also look at the availability of public water and public sewer, if not at the site how far away are those services.

No simple lazy-hacks to say it's worth-it because it's "cheap" vs previous price.
