WA has no state income tax and if you can ever get to were @Steve Vaughan lives you will discover a slice of heaven in the north west that is totally under the radar.

THEN was bargain-hunter heaven!

Bring help, lots of garbage bags, LOTS of disposable gloves and, possibly, face masks...and for heavens sake, DON'T open the tenants refrigerator.  

Even though they are the seventh largest firm in the area, I had only heard about RSVP because the broker we had used to sell our house at the time had just switched over from Windermere.  

Close to the Heavenly chair lifts (possibly with a view) or close to the lake, I'm not sure you can get both.

Even when no one in their right minds would go downtown i was in hog heaven i knew i was in the right place and loved it.

Its about as close to heaven as I could imagine experiencing but you do have to put in some effort and strategize.
