This worked well at first, but I started noticing "ghost" charges for random repairs and services: $45 for a door knob replacement, $85 for wall repairs, $65 for a toilet leak, etc.

Imaging taking a house from 1920 and trying to update it to 2024 standards. 

A lease is the way YOU want to conduct your rental so choosing one randomly/ already done may not be correct for you.Resident screening is very important but there are state laws and even federal laws (disparate impact as an example) that you want to be careful about.Having a few key maintenance people is very important as well because that is an area of great concern to the resident.I could go on but feel free to ask more questions.

So first, it's the decision; is this something serious, or are we just messing around and randomly showing up at the gym here n there to play around until bored. 

Not on some random obscure site and most likely not on some random FB group either (some exceptions to this, but the gen public won't go here that often).
