I did all of the obvious repairs needed and at every opportunity, I chose to use premium material (quarts sparkling white counters, Sterling Oak plank flooring, 6in baseboards, hands-free brushed nickel pull-down faucets).

Meaning, if no comps have quart countertops...then I shouldn't put quartz countertops in my own property - because I wont' get any value from it.

The plumbing is going to be 8500, electrical probably another 3k, kitchen cabinets and quarts countertops 5500.

It was just jarring to see it drop over 100K. 

I always use granite/quarts for my flips.

If it doesn't fit in your cookie jar - don't take it.
