Everything I've purchased here whether as a house hack or as a pure investment has been pretty much a "base hit" at best and overtime the market is still pretty forgiving.  

Only do it if it brings you joy, otherwise delegate. 

Nah mate, I know the intention was innocent and pure and admirable to me.

., but from a pure math standpoint in my mind selling definitely makes sense.But I can think of multiple turnkey assets in Reno, NV off the off the top of my head that would produce this. 

Key question here - are you looking for a pure rental property or investment property project or are you looking for something that you would also occupy (live in at least partially of the year)?

Though that's all pure speculation on my end.

Financially it's almost always better to leverage but less so in higher interest rate environments when there are good investment alternatives, and not everything in life is or should be done for purely financial reasons.
