I had been a loan officer focusing on foreclosure refinances (using Washington Mutual, New Century, Option One, One Stop and so on) so I knew loss mit and who to talk to, to get a postponement if needed, so we could close. 

Well the inspection is complete today , it was postpone until today so I could get into each unit... there are major damages to the exterior of the property. bowing brick facing, roof replacing, electrical problems, furnace problems, termites, omg on and on and on,let alone the fact that all tenants claim they put up a  security deposit one claiming 2 months, There was so much but looking on the surface the place looked really good ,,When I was told about due diligence that was spot on, getting a professional inspection is worth it because I would not have known until it was to late and to late is after closing when I would own all of these problems

Basically, if the bank has to postpone the foreclosure in order to move the date, there's less chance that will actually happen.

I learned of April's HD meeting the day before but had an appointment the next day that I could not reschedule/postpone. 

I would think that as long as progress is being made they would be happy to postpone demo.

Who do I need to contact to stop/ postpone the auction?

Decisions:1) Rehab to sell now2) Rehab to rent now3) Sell as-is for cash4) Sell as-is on terms (seller finance)5) Swap for something closer to your work project6) Do nothing or at least Postpone for now.Did I miss any other obvious choices?

The thing is I'm getting to the point where its now or never, and don't want to postpone investing for "the right time" with too much analyzing.

We have a house under contract that was supposed to have closed last Monday, then postponed until today, and now until maybe tomorrow.

The foreclosing mortgage company may postpone the sale, but I don't see that happen very often unless the homeowner files bankruptcy or some similar stalling tactic.
