If you are flipping at the top of the market and the property is between 1000-1500 SQFT, retail construction in our area would be anywhere from 35k on the very low end to 60k pending where it is located. 

Have been considering putting it on the market for around $135k just because other units have pending offers within a couple of days of being on market.

With the pending slow down, etc.

IE they work C/D class..I suspect many need to do this to establish their loss's for the pending litigation.. keep in mind these properties are going to revert to the mean  IE wholesale prices so there is going to be a ton of equity lost.. but one call I can probably get them all sold  no problem.

I had to take it off the market and had realtors refuse to "waste their time" showing the property because it was pending under contract.

It was never “delisted” it likely shows a pending/under contract, whatever they use there, which is appropriate as long as you are under contract.
