I was the one that brought up if he had problems losing tenants and mentioned the other competitors...which are in all admission large corporate run outfits....They might offer a sweetener to steal a tenant away however they'll also be the first to put the screws to someone so to speak once you are in their property.

Equity Trust has a LOT of clients, so their motivation for client retention is probably much lower than smaller outfits.

IMHO if you are starting a home plus (how it's known in KS and some other states - basically a residential house outfitted for senior care) there just isn't much scale there unless you want to be there 24/7.

. -- This is probably not answering your question clearly, but my approach was (after realizing that turnkey was the way for me) - Find the best turnkey provider that sells in my budget, confirm the area / state is OK, confirm that they are a reputable outfit and commit.Hope some of it helps.
