If the additional sqft is permitted then I would raise the price and list it for $309-$317K because people looking for 1800sqft home will think something is wrong with yours if it's undervalued.Unfortunately the DOM for homes that size can be pretty long in that area.If it's unpermitted I would remove the sqft from your listing to match people's expectations.If you had to choose between staging or curb appeal, then I would spend most of my money outside.Your inside pics look good though a couple nice pieces inside can help give people perspective.Do significant work on curb appealPeople have no imagination and they make a buy decision with their feelingsThe 3 things you have going against you:1) Exterior of house looks like a jail cell2) Corner lot3) Houses around youRemove the cage from the front doorDefinitely lay down sod not seedAdd some sort of fencing around the lot to make house feel less like it's on a corner and more private, or a cypress tree line on the busy street side making sure it doesn't obscure visibility at the stop sign.If you do similar corner treatment with the palm trees as house on the opposite corner then you make then entrance to the entire street more symmetrical planned and inviting, which does just a little something about the houses around you.

Hard to tell from the angle of the picture, but you may want to trim the tree if it is significantly obscuring the view of the home.
