Procuring cause has morphed into which agent did the best job for the client, regardless of the timelines, so that bad agents don't get rewarding for opening a door and then not following up to help make an offer.

With passive investing, you get to reap all of the rewards without needed to put in nearly as much work.

There were at least 4 maybe 5 individuals on Dave’s team that handled numerous things like; getting any necessary info from me and the title company, providing my account statement (proof of funds) for the sellers of my replacement, working with ERG for the exchange documents I needed to sign for both closings, and getting the 45-day form filled out and sent back to ERG.

However certain seasoned investors later in life prefer to outsource the work and reap the rewards.

Currently, I'm focused on selling new construction duplexes in downtown Indianapolis, which offer great potential for long-term investment.While I'm still relatively new to the industry, I've found that consistency and reliability often trump the allure of high-risk, high-reward strategies.

That said, they also tell me that the rewards are worth it, with high returns and strong relationships with repeat borrowers being common outcomes.So, if you're exploring hard money lending, I think focusing on transparency, speed, and offering flexible loan terms will go a long way.

Each deal is going to have its own unique pluses and minuses, and in reality it is all about risk and reward.  

Starting a private money lending business can be rewarding, but it requires careful planning and a solid understanding of the real estate market.

I would think that if the tenant is paying for the addition, they would want to have a minimum of a 5 year lease, if not a 10 year lease in place in order to pay for the improvements.As in any real estate investment it is risk reward, I think with the current market and a stable vet tenant, that if you can get a 5+ year lease, it would be worth it to let them expand.If you are worried about value, you could always talk to a commercial real estate appraiser.

I am newer to this but have done years of research, read books, and read numerous posts on this forum.
