I hear ya but you need appreciation to offset the massive amount of rehab you have to do on a house thats been used as a rental over the years .. if it does not go up your going to lose principal and cut into cash flow.. got to have both to have a good IRR bottom line.. unless you Never ever sell which is quite rare actually.

Tenant said the flapper valve on the toilet sometimes stuck-she paid the bill and arranged things with the water company...but in this day and age I'd like to think the water companies would alert users if there is a massive and continuous spike in water consumption.

You need a massive marketing budget, and you need to double close on the property, meaning you need the actually have the cash to buy the place.Flipping contracts from unknowing sellers to buyers is a shady business, illegal in most states, and has a failure rate in the high 90% range.

I usually avoid such youtubers but I am also seeing there are lot of houses sitting in the market for a very long time and the builders inventory is also rising and at some point, they will have reduce the pricess massively. .
