The town of Shandaken has some pretty strict rules regarding STRs, requiring a "absent owner" STR to be owned for a year before it can be used as an STR, and also limiting the number of STRs to 100 properties.

For someone rebuilding their real estate business and looking to transition into larger multifamily deals, what’s the most effective way to position yourself as a valuable partner in syndications—especially when capital is limited but market knowledge, deal-finding ability, and local expertise are strengths?

@Vanessa Lule I think your biggest hurdle is getting someone over the barrier that you have limited investing and life experiences.

I have equity on it and yearly i get around $10000 as rental income but the property is 1989 build and i am assuming that since its very old property the equity gain would be limited.

I come across people with limited credit history and/or no score.

As an appraiser I’ve appraised a handful of properties recently that are outside of city limits and operating successfully as STR’s that don’t have the same regulations as the city of St Pete.

They could have owned the home for many years and if homesteaded, are limited to up to a 3% increase each year.

Some transport companies have house kats that can get off the road and onto the site for an additional charge or you can hire a third party if the access from the road is limited.  

In my experience, most have limited product offerings.

Its just kind of the nature of the beast and investing were over 50% of all homes are rentals its a different lifestyle than what we are used to at least on the west coast were maybe 10% of SFR's are rentals  renters rent apartments.
