On some of the lower priced showers we have installed plastic laminate shower doors. 50% the price of glass, much lighter & after one shattered it was the safest option. 

depends on the price of the duplex and how much money you have saved (if any) for the downpayment. you have a few choices, you can get a hard money loan (easier to get, not run through a bank so lighter requirements, lender looks at the asset itself instead of you as a borrower, it is a bit expensive to get it in the first place though), you can find a private lender (friends, family, co-workers and split profits with them and/or pay interest), you can find a partner (you bring the deals and they offer up the money), theres a few things you can do.

The people that stay longer get too accustomed to the place and start treating it like their own...moving around furniture, even changing pictures on the wall, wanting heavier (or lighter) curtains on the windows......

Hello, we just purchased a property and were hoping to get some ideas on kitchen reno - the goal is a lighter brighter space, with the same cabinets (they're high quality wood) that can be restained, and ideas for countertop/ backsplash.

It got lighter but not coming off.

1) That really depends on the size of the deal and what value a partner would be adding2) I personally look for off-market deals in my home market of Columbus, network with other realtors and property owners as well.3) I would identify what you are looking for in a property and narrow down the market within the state even more, but the criteria looks good4) For the first deal I think finding a deal that fits your criteria and getting started is more important than a home run deal. 5) You can still buy in good appreciating areas that will cashflow 6) I would recommend lighter repairs, it is pretty hard to manage out of state rehabs in brand new marekt @Ignacio Linares
