Based on the Florida Attorney General opinion (Case Number 16-2022-CA-3550) that finds that generic zoning provisions such as Jacksonvilles do not qualify as a regulation adopted on or before June 1, 2011, the trial court dismissed the City's enforcement lawsuit.

Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?

About 5 years ago, I decided to get my RE license as I kinda predicted legislation being put in place against wholesalers (which slowly seems to be happening) and my thought was if I was licensed, I would be able to continue marketing to home owners (not to assign, but only to purchase for my own flips/rentals) So, I'm seeking guidance on a business concept that encompasses my knowledge, experience and licenses.
