This home had the perfect layout for a house-hacking situation.

Other than adding a bath, bedroom, or creating a better layout that's where you get the best bang for your $$. 

Feel free to make suggestions that make things easier, better, or generally improve things.MATERIALS:- Floor tile: already purchased (and layout, long edge running from front to back of house).- Wall color: light gray, satin gloss- Trim color: natural white, semi gloss- Trim type: 6" baseboard- Counter: Quartz, eased edge (https://www.lowes.com/l/quartz-countertops.html), $44sqft "A" class, gray--forget the name, or the beige (Tina really needs to go the Lowes and look at all pieces together.- Backsplash: Picked out already.

(New cabinets, new appliances, redesigned kitchen layout, refinished hardwood floors, some drywall replacement, all new paint, etc.)

It's a shame too because I really like the location and the layout for the house hacking strategy I was planning.

Lay out a potential strategy, execute and see how you feel/review the data after a few months.

New bathrooms (2), new kitchen, relocated the laundry room, new floors, paint, AC unit, etc.We had a heck of a time demoing the house and redesigning the layout, but other than that this was a super easy and fast project.

Also, you could streamline the agreement, layout usage areas for each person etc.

Did the video thing on a few candidate properties but really liked the layout and location of the one we bought.

For example, I can layout these options to a prospective seller:  1) I can personally purchase the property from you for so much, 2) i can list it for you for so much.
