I'm curious to hear your thoughts on how long this trend might last and what might be driving it in your area.

I mentioned these in my last post, Design Trends for 2025.

In fact, one of my clients last year closed on a house hack near Keystone and turned a 5 bedroom single family home into a 6 bedroom house, and he is living in one room and renting out the 5 other rooms individually between $1,300-$1,400 per month per room because of the lack of affordable housing options up there. 

The last one I dealt with for the past two weeks, is a large corporate cash buyer that just admitted that they need 90-180 days to close on a deal!

The last time I looked, a $1 million policy was about $200 a year.

The final straw was just last week when tenant randomly attacked my competency in my professional career.

However, it may be 12 days before the order goes out (I think that is what it was on my last order).

Lastly, in our homes we don't do sofa beds.

I bought it last year and thus far have: 1) Appealed assessed value to bring down taxes, 2) Got better (less expensive) insurance, 2) Rehabbed 3/4 units, and 3) increased rents $300-$400 per unit along the way.
