I tend to have an easier/faster time renting my 2 bedroom units than the larger ones. 

Even though rates are high right now, there is an allure to variable rates every time rates are in a down cycle. 

We even made little signs to go up on the. door and on the kitchen to warn about fraud since it is more likely with self-guided showings.

I ask because if you redid ele and plumbing for kitchen and bath, plus added new panel and did rewiring, than those costs are quite low.

Upgraded kitchens, bathrooms, and other items that hadn't been touched for years What was the outcome?

the kitchen,fridge and bathrooms are disgusting and it is damaging the properties.

He disclaimed that it's a do-able flip but a big project for a first timer without many resources.

Hi Kevin,I currently us 2 PM companies in different state and each time rent is paid, it goes to them. 

The issues being  1) inconsistencies in roof (dont know what this means)  2) a hole in the drywall behind stove in kitchen because of which there are spiders coming out of the wall and they had to kill two of them.At this time, I am concerned that they will trash the house while leaving it.

The kitchen looks extremely small from the pictures.
