Some houses have so many decorations, misc. items around the house it is difficult to notice when things go missing over time.Hope this helps! 

@Jason Tucker Yes, you can't turn them away because of their sex but I've seen some investors who have multiple rent by the room properties "refer" someone to one unit vs. the other.

I've been pondering the same question lately.For items like HVAC filters, do you remind tenants when it's the time to change it, or just expect that they will do it?

They're about $2K, but in-unit W/D is the most requested item I hear.4 burner gas top should be OK.

I think by waiting to last minute to put things together you miss items and year end tax planning becomes problematic.

I always make sure that the properties are cash flow positive, but the large bulk of the money I make from them is from the other items (appreciation, debt paydown, tax benefits, etc).

To be frank, I don't know which markets or product you are referring to when you say rents and value have exceeded your estimates.
