One thing I will say there is a shortage of is properties that accept a pet (single pet, ie 1 dog)You will see a lot of manufactured housing on this corridor, but there are some older homes needing updates since the parent or grandparent had just passed (just toured a great one that sold for $219k in a week (cash) that was massive but my buyer was afraid of the work & it was easy fix and flip)As I mentioned below, I'm very curious to your style-what makes the right deal for you?

IF IT'S ANYTHING IT'S A SCAM BECAUSE THEY'D BE MAKING SO MUCH MONEY THEY'D NEVER THINK ABOUT TELLING YOU ABOUT IT.WHEN THE NUMBER IS $3000, $6000, $8000, OR $10,000 DOLLARS---- then it is ALL COMPLETELY WORTHLESS FOUND IN BOOKS OR IF YOU CALLED PEOPLE YOU KNOW IN THE BUSINESS (LIKE REAL ESTATE AGENTS).NONE OF IT'S EASY.

It is fairly easy to prove that the sleazy and less experienced sub to people had ill intent, they keep a fairly detailed record of their doings in a Facebook group and are easy to find elsewhere.

Building strong relationships with lenders is critical and the easiest way to do that is to be easy to work with. 

Lowering the credit score threshold slightly could widen your pool while still screening responsibly.Also, ensure your pre-screener is clear and easy to access—unanswered inquiries suggest it may need adjustment.

If you are looking to do under $2M a year then I would just join some facebook groups  and network at a few events as that is very easy to find.

This is all easier said than done, but if it we're easy, it wouldn't be rewarding. 

It's easy to obtain, costs very little, and doesn't require extra, on-going effort to maintain.
