If you're in an area that has a lot of college students then you might want to think about ways to create the standards you need to fell comfortable with this.

The biggest pitfalls I have seen among many of my peers while growing up in my 20s is that they tend to either get wrapped up in student loan debt, other debt, or lose aspiration in exchange for financial contentment.

Congrats on jumping in atleast and buying, its farther then many masterclass students ever get.

Attic insulation is one of those things that I am not sure how much practical effect there is, I only add attic insulation whenever the government subsidizes the cost, and after it's done I don't see any cost saving in my utilities bills (student rentals). 

I had to grow the budget over time.If I told you what works now, you'd be competing with my students.

I just want to find out what is best for student rentals?

I am targeting college students.

Also, apart from hardwired vs wireless, I still have the option of alarms in different rooms being interconnected (i.e. if one alarm goes off, they go off all over the house).
