While in this phase I wanted to reach out to the community for any referrals of solid PM's?

They would hire a company to do Phase 1, PCAs, ALTA assessments and the like. 

If I was still in the portfolio expansion phase, this is borderline,  but I'd lean towards stacking savings in a 5% money market acct. 

Right now, I'm in the "knowledge gathering phase" and actively putting what I learn into action.I have a fantastic team of investors, a legit buyers list, and resources for finding deals.

There is the building phase.

An asset offering tax-deferred growth and tax-free distributions is a big deal, especially if you have phased out of a roth due to income limits.Flexibility in both funding & design - I think where the rest of the confusion, and subsequent analysis of Whole life falls short is that most people examine traditional pay to age 100 policies overtime.

How we are attempting to gain more confidence in our offers right now, is a little more conservative numbers in the analysis phase.

. $25K and negotiate it in the LOI phase.

They make a great show up front during the bidding phase, but then we found them to be largely inept and slow to respond.

Red flags to be aware of: Are there any deal-breakers or warning signs I should be looking out for in the listings or during the initial research phase?
