Can not go wrong with a rental in Ashburn since the rents have increased so much. 

While I’m open to both turn-key and fixer-upper properties, my preference leans slightly toward value-add opportunities where I can improve the property and increase equity or cash flow.That said, I’m also happy to consider turn-key options that provide immediate cash flow if they fit within my investment strategy.

Investing in a new construction duplex or quad in a high-growth market is a smart approach—both for immediate cost savings and long-term cash flow.I also agree that focusing on markets with strong job growth and population increases is key.

Depending on the size and how difficult it may be to get to it, I've paid about $5-8k.

Increase income, decrease DTI, and buy a home (i.e., get a higher paying job, work two jobs, go to trade school, get a higher paying degree, live in affordable area, etc...these are things that most of us did).

The bigger point is that if you use Walmart, Lowes or some other big box paint the base colors can and do change which will make touch-up difficult.

Berea is extremely difficult for renters to find low price points and they’ve pushed themselves deeper into Eastern KY while Lexington commuters come into southern Madison county and beyond as they did into Jessamine county.

But those renting rooms in the area, can be difficult to deal with.
