Most people self exclude themselves. 

And therein lies the risk of high-leverage.  

Some of our deals took 1 to 3 years or more but when we landed them ( being that timber is a high profit business) these were 6 figure net deals..

i self manage 1 property that i used to live in and have PMs on the rest.i'm trying to BRRRR so that i can recoup all or most of my capital on each deal that i buy, and in 2024 i got outbid on 100% of what i went after.

I want to earn my clients business and if for some reason they decide the relationship isn't working then they should walk away (but don't leave your agent high and dry haha).Commission is completely negotiable.

I actually recently started a youtube channel where I will be uploading videos to help investors (or anyone else interested) learn how to self-GC new construction.

I deal with wholesalers every week on my fundings  or should I say I see their fee's on the HUDS every week.. if I see one come in that is just way to high  like a 50k purchase and 50k assingment fee I wont fund it..

I have to check on codes/laws/regulation, but I know CA is on a high of making thinks convenient to build those at the moment.

I would look FAR AND WIDE for someone to do an investment property HELOC -OR- go to a bunch of banks and CUs (including who you bank with now) to find someone to provide an unsecured (or secured if you have other collateral) LOC to get rid of the high int debt.
